Resident Selection Criteria (Civilian)
A separate application is required for each applicant over the age of eighteen who will reside at the property to guarantee compliance with the Federal Fair Housing Acts.
Applicants will not be accepted on a "first come, first served" basis.
Patrick Family Housing, LLC at Pelican Coast does not discriminate on the basis of age, race, color, religion, sex, national origin, handicap or familial status (families with children under the age of eighteen).
The following are Patrick Family Housing, LLC at Pelican Coast's criteria for qualifying an applicant as a resident and must be included with the application:
- Application must be fully completed, dated, and signed or it may not be processed.
- Applicant must provide proof of identity with photo (such as a state-issued driver's license).
- Applicant must provide proof of Social Security Number.
- Family size must be in compliance with the available unit per HUD guidelines.
- Verifiable favorable landlord / rental history (non family member) of two years.
- Verifiable income for two years. Non-employed individuals must provide proof of income. Self-employed applicants may be required to produce upon request two (2) years of tax returns or 1099s. All sources of other income must be verifiable if needed to qualify for a rental unit.
- Proof of United States citizenship.
- Proof of current renter's insurance.
Applicants may be denied occupancy for the following reasons:
- Falsification of any part of the application
- Incomplete application
- Poor personal references
- Unpaid medical bills - age and payment will be taken into consideration
- Unpaid utility bills - age and payment will be taken into consideration
Applicants will be denied occupancy for the following reasons:
Criminal History
- A felony and/or misdemeanor conviction
- A history of drug-related activity by any household member
- A history of violence to persons or property
- A filed eviction
- A conviction where there was pre-trial intervention within the preceding 10 years
In the case of having a documented criminal record, it is up to the applicant to provide written verification from the proper authorities as to the final disposition of innocence or that the case was dropped.
Poor Rental History
- A history of poor or unsanitary housekeeping
- Late payments - more than two in 12 months, no more than 5 days
- NSF Checks, more than one
- Landlord history with less than two years (necessary to verify proven payment history)
- Rental history may not be from a family member
- Documented history of unruly or destructive behavior by resident or resident's household
Poor Credit History
- A broken lease within the preceding two years
- Liens
- Judgements (non-medical)
- Credit history with multiple collections, write-offs, etc.
- Bankruptcy that has not been discharged
- Bankruptcy involving a home rental or mortgage
Any exceptions to these criteria must be submitted in writing to Patrick Family Housing LLC at Pelican Coast. if approval is given for such exceptions, additional security, co-signers, and/or additional advance rent payments may be required.
No pets (with the exception of medically necessary pets) of any kind are permitted without specific written permission of landlord in the lease document and/or addendum to lease.
Security deposits start at $250.00.
Criminal and eviction records will be verified by an independent company. All sources of income must be verified. Patrick Family Housing LLC at Pelican Coast adheres to all federal, state, and local fair housing and equal opportunity laws.
